Assessment Procedure
The RdSAP (Reduced Data Standard Assessment Procedure) energy rating, calculates the running costs of a home based on standard occupancy, standard heating and lighting patterns. It excludes the cost of cooking and “plug-in” appliances and does not take into account the location, orientation or topography of the property.
The assessment is largely based around the date the property was originally built, improvements that may have been made during the course of its life and heating, lighting and ventilation.
The assessment is a visual inspection of the property, which requires full access to the building and will require photographic evidence to confirm the information entered into the software
Technical Competence
Our assessors are fully accredited with Elmhurst Energy and use the latest approved software Reduced Data (Rd) SAP to produce Energy Performance Certificates for existing dwellings. A DBS – Disclosure & Barring Service – (formerly a CRB) check has also been carried out.
Building Regulations
There is no requirement for the RdSAP assessment to demonstrate compliance with Building Regulations. However, the values used are based on the Building Regulations requirements that were applicable at the time the building was originally constructed or at the time later extensions or conversions to the building were carried out.
RdSAP Requirement
All dwellings that are being sold or rented will require a valid Energy Performance Certificate. An Energy Performance Certificate will remain valid for a period of ten years. A new certificate will be required whenever a property is being sold or rented to a new occupier after the date of expiry. It is not currently necessary to renew an Energy Performance Certificate when it expires until a sale or let is taking place.
Assessment Preparation
To accurately produce an Energy Performance Certificate it is important to ascertain the correct date that the property was built and when any additions or improvements were made, such as an extension or loft conversion, retro-fill cavity wall insulation or replacement windows.
It is beneficial to provide documented evidence that clearly shows when the work was carried out This could be a purchase order from the supplier or the Building Control completion certificate.
